Third — option to divide the property from 2029 onwards after the fixed-term leases expire: Individual sale of the four chalets to private residential buyers would, based on current market conditions, yield a revenue premium of approximately €1.2–1.8 million compared to the package purchase price (after VAT adjustment over the 20-year observation period according to § 12 para. 10 of the Austrian VAT Act). Indicative total return expectation over 5 years: 7–9% p.a.
